But when I found out I was pregnant all my priorities changed and I once again found myself moving. Instead of UK 🇬🇧 ➡️US 🇺🇸 I moved states to be with @philipapayne and it was the best decision. Just like most of you this year has been tough...I understand my privileges and how most have it MUCH harder...and financially it’s been stressful and unstable. I don’t see enough people sharing their investments / how they save, spend or lose money. So here’s things I’ve learnt since investing in 3 properties selling after nearly a year on the market (which was heavily impacted by covid) * Location is key -- I already knew the importance of location but I learnt the hard way that if you have a home with low comps it can really bring your house price down. I bought in a community where nearly all the homes looked identical and where similar size / offerings all built at the same time. Two of the homes were repossessed this brought the price of my home down too * HOAs are tricky - Mortgage rates could drop, you could refinance if you need more liquid but if you have an expensive HOA like I did (over $1000 a month👀) that is a constant monthly expense and another thing that can put buyers off * I struggled to qualify for a mortgage at first because I had earned approx $30k one year then a large increase the next two years and they would only count a 30% increase in income. Shop around for lenders! I wish I’d tried a smaller local bank, or a mortgage broker like I did with my 2nd mortgage (instead of 4% interest rate they got 3.5%) * I was adamant selling at a certain price (I loved the house + spent money doing it up) but 8months and no offers I did a $70k price drop and within days I had 3 offers - you have to listen to the market, even if you think a house is worth x the market will tell you right now it’s worth z. The money I lost paying mortgage, hoa, tax and bills for 8months was more than dropping the price and selling it sooner which would also have been less stressful.
